Do Manufactured and Mobile Homes Need Special Electrical Upgrades?

Yes, manufactured and mobile homes have some real electrical differences from stick-built houses, and some of those differences matter for safety, not just paperwork. If your home was built before 1976, or it's a single-wide that's been added onto over the years, there's a good chance something in the electrical system doesn't match what a current inspector would want to see in a site-built house. That doesn't mean it's automatically unsafe. It means the rules were written differently, and some of those older setups have known failure points.

The biggest factor is when the home was built. In 1976, HUD introduced the federal Manufactured Home Construction and Safety Standards. Homes built after that date follow HUD code, which is a national standard, not the local Idaho electrical code that applies to site-built houses. Homes built before 1976 are technically "mobile homes" in the strict sense, and they predate HUD code entirely. A lot of them still have original wiring, original panels, and electrical systems sized for a much lighter load than modern life demands.

To confirm which category your home falls into, look for a small metal HUD certification label, usually near the electrical panel or on the exterior near the tongue end of the home. It has a HUD seal and a number. If there's no label, or the home was built before June 1976, assume you're dealing with older wiring practices and plan accordingly.

What to check and what to fix

If you own or are buying a manufactured or mobile home, here's a reasonable order of operations:

  1. Find the HUD label and note the build date. This tells you which era of wiring practices you're dealing with.
  2. Have the main panel inspected. Check the amperage rating, look for double-tapped breakers, and check for any signs of heat damage or scorching around the panel, which points to loose connections.
  3. Check the feeder cable for aluminum, and if it is aluminum, have an electrician verify the connections are tight and properly treated. This is a relatively cheap check that heads off a real fire risk.
  4. Test GFCI protection in kitchens, bathrooms, and outdoor outlets. Older manufactured homes often predate GFCI requirements entirely, and adding it is a straightforward, affordable upgrade.
  5. If the home has been moved or added onto, verify the grounding electrode system at the current site. This is not something you can eyeball from inside the house, it needs a look at the exterior connection point.
  6. If you're planning to add load, a shop, a heat pump, an EV charger, get the panel evaluated for capacity before you buy equipment. Upgrading from a 100-amp to a 150 or 200-amp panel is a common and worthwhile project when you're adding significant load.

Costs vary a lot depending on age, access, and what's found once the panel cover comes off, so treat any number as a rough range rather than a quote: a panel swap alone often runs somewhere in the low thousands, while a full rewire of an older mobile home, given the tight crawl spaces and belly wrap work, tends to cost more per square foot than rewiring a comparable stick-built house.

When it's not worth fixing piece by piece

If you've got a pre-1976 mobile home with aluminum branch wiring, an undersized panel, no GFCI protection anywhere, and signs of past DIY work, patching one thing at a time can end up costing more in total than doing a full rewire once. This is especially true if you're also dealing with plumbing or insulation work under the floor, since opening things up once to handle multiple systems is usually cheaper than opening them up repeatedly.

On the other hand, if the home is HUD-code era, the panel has enough capacity for your needs, and an inspection doesn't turn up aluminum branch wiring or bonding problems, there's often no reason to do anything beyond normal maintenance. Age alone isn't a reason to rewire a home that's been wired correctly and hasn't been altered.
